​OUR BUILDING PROCESS
At Alabama Coastal Homes, LLC, we strive to build your dream home and guide our customers every step of the building process, from design plans to final inspection. In the beginning, we will meet with you to discuss your vision, project, priorities, and expectations, from a design, cost, schedule, and material perspective. Once you have selected your house design plan and a lot and are ready to proceed with the project, we will walk you through our cost-plus fee contract structure. That is, we charge a flat fee for our build which does not change during the build process, as long as the build remains according to the approved plans without significant changes. No worries if you change your mind on something during the process of your current build, this is common. We do not charge a change fee. Each desired change will be evaluated on a case by case basis, where we will walk you through the change in scope, determine if the change can be implemented in-line or if re-work will be required. You will only be responsible for paying direct cost of the sub-contractors’ charges for the change, from a labor and material perspective. We will also determine if the change(s) require engineering review (structural changes) and if the scope of the change requires a revised building permit (ie guest house addition, separate structure, etc.). For any major changes, we will help you understand the impacts to cost, schedule, and risk so that you can make an informed decision prior to proceeding with the change.
